Can you check the comps for me before I order an appraisal?
Clients often request free "comp checks" or "value checks" prior to ordering an appraisal. While we are committed to providing the resources that clients will need to obtain these "comp checks" or "value checks" we cannot provide opinions of value without thorough research possibly including a physical inspection of the property. We can, however, provide sales data based specifically on criteria requested by the client. This information is not an appraisal and does not contain an opinion of value of any kind. This is strictly a list of recent sales meeting the requested criteria. We do not accept any assignments which are contingent upon arriving at a predetermined value, range of value, or any other required conclusions.

AVM stands for Automated Valuation Model, a computer generated report. Using computer mathematical equations based on public records or other like data sources, the report is compiled without human hands. It takes into consideration past market trends, factual neighborhood analysis, tax assessments and other factors to determine the most logical value of a home. There is no involvement of an appraiser or person during this process and each company that offers it, uses their own set of calculations to achieve the final report
AVM allows for general estimates of what property could be valued based on last known public/tax records. The report is not an appraisal nor can it be used in any format other than to test the waters as to where the value of the property/home may be plus or minus a certain percentage.
AVM allows users to see the value of millions of homes across the United States, not just those up for sale. In addition to giving value estimates of homes, it offers several unique features including value changes of each home in a given time frame (e.g., 1, 5, or 10 years), aerial views of homes, and prices of homes in the area. In cases where AVM can access appropriate data, it also provides basic information on a given home such as square footage and the number of bedrooms and bathrooms. You can also get current estimates of homes if there was a significant change made, such as a recently remodeled kitchen.
